Anna Advisors: A Bullish Outlook on the Cambodian Real Estate Market

Anna Advisors Co Ltd, one of the leading real estate advisory firms based in Phnom Penh, was founded by Anna Araki, a Japanese national who has been living in Cambodia since 2013.

The company provides professional advice on real estate investment and transactions to numerous clients, mainly from Japan.

“We specialize in the sales and management of luxury condominiums, offices, and hotels,” says Ms. Anna.

Ms. Anna states that ever since she first came to Phnom Penh, she was convinced that Cambodia had the potential to grow like Singapore.

“I purchased a condominium in Phnom Penh in 2013 and was able to quickly realize capital gains. This experience strengthened my confidence in the city’s growth potential and led me to establish a real estate company.”


An Entrepreneur Born into a Family of Architects

The young entrepreneur, Ms. Anna, says that her family background has greatly influenced her business.

“My father is a first-class architect, and my mother also worked in the housing industry. I grew up surrounded by floor plans and architectural models, and I have always loved buildings and design.”

She also expresses her expectations that, as Cambodian people show strong enthusiasm for innovation and new skills and technologies, high-quality construction standards like those in Japan will be introduced in the future.


Japanese Investors as the Primary Client Base

The majority of Anna Advisors’ clients are Japanese.

“Our property sales mainly target investments from Japan. Our clients are not necessarily limited to Japanese nationals, but we have extensive sales experience catering to Japanese investors.”

The company also has a base in the United States and receives investment inquiries from institutional investors in the U.S. and Singapore.

“Many investors who purchase real estate in Cambodia seek income gains and capital gains. That is why we focus on luxury properties. Because we understand the needs of foreign tenants who live in properties purchased by Japanese investors, we are able to propose appropriate properties.”


Encounter with Cambodia and the Market’s Potential

Ms. Anna recalls the moment she first landed at Phnom Penh International Airport about 12 years ago as “a fateful encounter.”

“In 2012, while working at Japan’s SBI Group, I was researching investment environments in Southeast Asia. At that time, information about Cambodia was limited, so I visited the country to see it with my own eyes. I was deeply impressed by the openness of the investment environment, the progress of dollarization, and the absence of remittance restrictions.”

“On the other hand, most tenants of rental properties are foreigners, and Japanese tenants are in the minority. Cambodians also rent our properties.”


China’s Slowdown, Japan’s Delay, and the Strength of the U.S. Dollar

As investment from China slows down, Ms. Anna warns that Japanese investors alone cannot fill the gap.

“Many Japanese people are still not familiar with the concept of overseas investment. As a result, most of their assets are concentrated in the yen, and when the yen depreciates, their asset value declines.”

“That is why we recommend asset formation that is not affected by exchange rate fluctuations. Being able to invest in U.S. dollars is a major advantage.”

She also adds:

“The number of Cambodians and foreigners who have an interest in investing in Japan is increasing, and we can also support real estate investment in Japan.”


Commitment to Quality and Global Expansion

Anna Advisors also provides property management and resale support.

“Even if the price per square meter is low, we do not handle low-quality properties where tenants quickly move out. We carefully assess the supply and demand balance of the market.”

“Currently, small condominiums are reasonably priced and easy to purchase, but we do not recommend them because they are difficult to rent out.”

The company also supports real estate transactions in the United States, ASEAN countries, and Dubai.
