Cambodia Real Estate Market: 2025 Outlook for Foreign Investors

Cambodia's real estate market continues to offer some of the most compelling fundamentals in Southeast Asia. For foreign investors, the combination of high rental yields, a USD-denominated economy, and relatively transparent ownership structures presents a rare opportunity.

Key figures for 2025: Prime condominiums in BKK1 and Daun Penh are achieving gross rental yields of 6–9% annually, outperforming comparable assets in Bangkok, Kuala Lumpur, and Ho Chi Minh City.

The pre-build segment remains particularly attractive. Developers are offering flexible payment plans — typically 20% down with installments spread over the construction period — allowing investors to control assets worth significantly more than their initial outlay.

On the regulatory front, Cambodia permits foreign nationals to own strata-title units outright, with ownership registered under the buyer's name. This clarity has been a key driver of international demand, particularly from Japanese, Korean, and Chinese buyers.

Looking ahead, the completion of several landmark projects in 2025 and 2026 is expected to attract a new wave of corporate tenants and high-net-worth residents, further supporting rental demand across the city.
