A condo viewing in Phnom Penh can be exciting, but the best decisions are made slowly. Before renting or buying, expats should check not only the unit but also the building, management, contract terms, surrounding area, and long-term usability.
This checklist is designed for practical due diligence. Use it before paying a deposit, signing a lease, or committing to a purchase.
In Phnom Penh, the building often matters as much as the unit. A beautiful room in a poorly managed condo can become frustrating within weeks if elevators fail, garbage areas are neglected, or front-desk communication is weak.

Inside the unit, take your time. Check the water pressure, air-conditioning, appliances, internet setup, balcony drainage, window seals, lighting, and furniture condition. If the unit is furnished, prepare an inventory list before moving in.
For purchases, also compare the floor plan, net size, view, and actual layout. Do not assume that every listed size is measured the same way.
For rentals, the lease should clearly state rent, deposit, payment date, included services, repair responsibilities, move-out rules, and early termination conditions. For purchases, the contract should clearly show price, payment schedule, transfer process, included items, and default terms.
Any promise that matters should be written into the final agreement.
A good condo also needs to work with your daily routine. Visit the area at different times of day if possible. Check traffic, noise, construction nearby, supermarket access, school or office commute, and whether the neighborhood feels comfortable after dark.
