Anna Advisors Co., Ltd. was founded by Anna Araki, a Japanese national who has been living in Cambodia since 2013. The company provides professional advisory services on real estate investment and transactions, primarily to clients from Japan.

"We specialize in the sales and management of luxury condominiums, offices, and hotels," says Anna. "Ever since I first came to Phnom Penh, I was convinced that Cambodia had the potential to grow like Singapore."

Anna's conviction was backed by early action: she purchased a condominium in Phnom Penh in 2013 and quickly realised capital gains — an experience that strengthened her belief in the city's trajectory and ultimately led her to establish Anna Advisors.

A Family Rooted in Architecture

Anna's background has been a defining influence. Her father is a first-class architect and her mother worked in the housing industry. "I grew up surrounded by floor plans and architectural models, and I have always loved buildings and design," she explains. This foundation informs Anna Advisors' commitment to quality — the firm carefully assesses supply and demand dynamics and declines to handle properties where the tenant retention outlook is weak.

Why USD-Denominated Investment in Cambodia Matters

Anna draws a clear line between the risks facing yen-concentrated portfolios and the advantages of Cambodia's dollarised property market. "Many Japanese people are still not familiar with the concept of overseas investment. As a result, most of their assets are concentrated in yen, and when the yen depreciates, their asset value declines," she notes.

"That is why we recommend asset formation that is not affected by exchange rate fluctuations. Being able to invest in U.S. dollars is a major advantage." Cambodia's open investment framework — no foreign exchange controls, USD as the de facto currency, and straightforward strata-title ownership for foreign buyers — makes it one of the most accessible markets in the region.

A Long-Term Vision for Phnom Penh

"I personally own several condominiums in Phnom Penh and plan to hold them for 10 to 15 years," says Anna. "I firmly believe that Cambodia will continue to grow over the long term." She points to infrastructure milestones — including the opening of Techo International Airport — and Prime Minister Hun Manet's diplomatic leadership as catalysts for sustained foreign investment inflows.
